I suspect this will bring about some strong feelings, but it is still incumbent upon me to report that a raze application has been filed in recent days for the McDonald's at South Capitol and I Streets.
This is where RCP Development is planning a two-phase project that will start with a 380-unit apartment building.
I know nothing about any expected closing date for Mickey D's, which was just renovated in 2012. But I have heard rumors that the developers are looking to start construction on the apartment project late this year, and this raze application would certainly seem to be in line with that.
As a devotee of McDonald's fountain Diet Coke, I am willing to go on record in saying that this pains me.

As a fan of places that are open 24 hours to get food, this pains me too. It also kind of sucks for McDonald's (or the franchisee) spending all that money to totally renovate for a whopping 4 years.

@MJM - where would it go? With BWW and Chix, there is no retail left on Half St. south of M, until sometime in 2017 or 2018 when the new buildings on either side of Half open. So, that would be a 2ish year gap with no McD. Plus, I just cannot see any buildings on Half St. wanting a McD's on their ground floor - that does not seem like the image they want to project.

I was wondering when that crane would come down. That finished fast. I'm also wondering what crane will be next....Also, the Agore seems to be full steam ahead. I bet by this fall they'll be in very good shape for a timely opening.

I imagine before too much longer a crane will go up at 99 M. Also looks like 909 Half is about topped out.

The next question mark at Agora will be how long it will take for the ground floor space to be released to Whole Foods for construction, and then how long that build-out will take.

Regarding buildings on Half Street wanting or not wanting a McDonald's, don't forget there's one built into the side of Verizon Center on a very busy stretch of 7th Street. If the Nats keep their "you can bring outside food in here" policy going, I'd imagine a McD would do quite well there.

I like McDonald's. It's hard to say whether it's a tacky ground floor tenant, but if they relocate south of M - I'd imagine they'll do REALLY well. For what's it's worth though, you could probably sell bologna sandwiches on game days south of M.

I have no problem with McDonald's either, but I don't think the "fast food restaurant with drive-thru" model fits in the neighborhood anymore. The presence of that particular McDonald's turns the intersection of I and S Capitol into more of a sh*tshow than it would be otherwise (and before anyone comments about the building going in there, that McDonald's sees more moving traffic every day than an apartment building's garage would, by orders of magnitude). But if they were to incorporate an urban form one into the ground floor of a building, I'd be totally ok with that.

I can't wait to see the traffic nightmare a construction site here will create. Based on the total disregard to current residents, pedestrians and drivers from the other neighborhood construction projects it's going to be hellish.

As JES points out, a drive-thru fast food joint generates by far the most car trips per foot of anything in the ITE Trip Generation manual. Hundreds of apartments will probably result in fewer car trips, and the access will be laid out much better than the existing driveways, which cut very close to the intersection.

@Westnorth: That may be true for people who live in the building, but I'm talking about during construction. The way the crews shows complete disregard for parking and traffic laws in other sites makes me less than hopeful, especially near such a busy intersection. Also, what about uber and delivery trucks once the building opens? The entire stretch of I St SE from NJ Ave to Splash is a slalom course because of all of the double parked vehicles. Now that will stretch the entire length of the block once this new building opens.

@jaanku: As far as construction goes, while I'm sure it'll suck, hopefully 909 Half will be done blocking lanes and sidewalks before it gets going, so maybe that'll help? And yes, I Street sucks. Getting rid of a few street parking spots and adding more actual loading zones would go a long way. Oh, and actually ticketing people who double park, but we all know that'll never happen...
