Took advantage of a Simpsons-like afternoon sky to grab some quick shots of the construction on the residential projects Onyx on First and 70 I, which both now have their first floors built. You can look at those two pages to see the shots along with their "befores", or just browse all of my photos from today on a single page. It should be noted that I'm somewhat hamstrung with documenting 70 I's construction, thanks to the closure of I Street between Half and New Jersey--I can really only take shots from Half and I looking eastward. But as it comes farther out of the ground, I can go with other farther-away vantage points to get the good befores-and-afters.

Two more pieces about Opus East's purchase last week of the Nation site at 1015 Half Street; the Washington Business Journal today has a pretty straightforward brief, while yesterday's Washington Times has a longer piece that also discusses the Near Southeast commercial real estate market. (But there's one small quibble with the second sentence of this piece: "Although office buildings are nothing new for Opus East, building one on speculation in Southeast is unusual" is kinda sorta forgetting about Opus's 100 M Street project a mere two blocks away.)
Of course, when you read these (and the others), don't forget who first brought you the news about the sale, back on Monday.

GlobeSt.com has a piece (free for seven days) on Opus East's purchase of the Nation site at 1015 Half Street--not really anything new from what I posted on Monday (441,000 sq ft, construction starting in October, $41.5 million price tag) except that the developers will apply for LEED Silver certification on the project (i.e., it'll be a "green" building). But mainly I'm using this new article as a hook to mention that Opus has put its 100 M Street building on the market as part of a three-building Class A office building portfolio (see Grubb and Ellis's listings here, which include this portfolio.) From what I understand, Opus would stay on as developer until the certificate of occupancy on 100 M is obtained. Looks like the deadline for offers is tomorrow, so get your checkbooks out.

(I found out the hard way that my subscription to Metro's press releases doesn't seem to be working these days, so this item is about a week late.) In WMATA's press release announcing their choice of NJA Associates (aka Donohoe) to develop the east entrance of the Navy Yard Metro station, it's mentioned that Metro will receive at least $2.3 million from the sale of the 5,612-sq-ft property, but that that could grow to $3.4 million if Donohoe can get zoning waivers to expand their planned 1111 New Jersey office building up to 220,000 sq ft. (Its original design came in at 146,000 sq ft, and with the new land but no zoning waivers they could go to 206,000 sq ft.) (UPDATED because of switched numbers in the original headline.)

I've been posting over the past couple days all sorts of new photos: first off, there's the usual update to the exterior views in the Stadium Construction Gallery's main page and the more detailed north-south-east-west pages. The big change is the arrival of the scoreboard steel on the First Street side, which has also helped to give the stadium its more rounded feel when looking at it from the north. And, if you know what you're looking for, you can see the first real shots of progress on the west parking garage at Half and N, although it's still kind of hidden by trees and construction equipment. There's also my final shots from up on the South Capitol Street viaduct north of Potomac Ave. (waaaah!).
You can also see some new shots from inside the stadium, where you can get a better view of the scoreboard's progress and also of the seats being installed in right field. And the outfield restaurant is moving along as well.
I got a big surprise when I rounded First Street onto Potomac Avenue Saturday morning--all of the trees and growth on the south side of Potomac were removed this week, and the fence marking Florida Rock's property was moved back, in preparation for the widening of Potomac Avenue. I posted a bunch of new pictures showing the change on my Florida Rock page, but I'm not sure the photos do it justice. And of course it's about to change even more late this week when the Douglass Bridge Extreme Makeover starts.
And finally there's a lot of new shots from various locations north of M that I took on Thursday, catching things like a new "Capitol Yards" sign at 909 New Jersey, progress on the Velocity Condos sales center, and even the new sidewalks on the northern portion of New Jersey Avenue if you have x-ray vision. It's hard to see in the photos, but the vertical construction at both Onyx on First and 70 I Street is now right at street level, so in the coming weeks expect those buildings to burst on the scene. You can see all these non-stadium updated photos compiled here if you don't want to poke around on the project pages.
That ought to keep everyone busy during a slow vacation-tinged week....
 

Without any discussion, the Metro board has voted unanimously to select NJA Associates (a subsidiary of Donohoe) to develop the Navy Yard subway station's east entrance at New Jersey and M; there will now be negotiations for the sale itself. You can read my Monday entry for more background on the plan, or visit my 1111 New Jersey Ave. page for information on Donohoe's planned office building right next to the station, which the company apparently plans to expand onto this additional land. You can also look at the WMATA documents on the plan, although they aren't ridiculously heavy on detail. Next steps? Waiting for word of the actual sale, and keeping an eye out for Donohoe's revised design, which will now have to go through a Capitol Gateway Overlay zoning review since the expanded lot would front on M Street.
 

WMATA's Planning, Development, and Real Estate subcommittee has recommended to the full board that NJA Associates LLC (a subsidiary of Donohoe) be picked to purchase and develop the 5,612-sq-ft east entrance of the Navy Yard Metro station at New Jersey and M. Donohoe already owns 16,406 sq ft directly adjoining this property, and has received zoning approvals for its plans to build the 1111 New Jersey Avenue office building on the site; however, they would apparently expand the building's design to 206,000 sq ft with the new land acquisition, or go up to as much as 220,000 sq ft if the Zoning Commmission approves. And since the building would front M Street with this expanded configuration, it would also need to go through a Capitol Gateway Overlay Review to make sure it conforms with the design requirements now expected of M Street buildings.
The full WMATA board will consider approval of the plan to begin negotiating this sale at this Thursday's meeting; you can see a rendering of Donohoe's pre-expansion design on my 1111 NJ page, and also feel free to look at the Joint Development Solicitation from last fall that started this process. (And, anticipating your questions: no, there's been no movement that I've heard or seen on the sale of the Chiller Plant site on the southwest corner of Half and L.)
UPDATE: Of course, the west side of the Navy Yard station is already getting developed and expanded, as work continues on 55 M Street, the office building that will fill the northern portion of Monument's Half Street development.
 

Today's print edition of the Washington Business Journal has an article summing up what's going on right now with various commercial projects around Near Southeast. (The online article is for subscribers only for the first 30 days; sorry.) Here are the new items:
* William C. Smith is planning to hold off breaking ground on its 200,000-sq-ft building at 250 M Street until it pre-leases at least 30% of the building.
* Opus East has leased 80,000 sq ft at 100 M Street (33% of the building) to government contractor Parsons Corp.
* Lerner's 20 M Street does not as yet have any office tenants.
* It also mentions that Opus East is planning to build the 440,000-sq-ft office building at 1015 Half Street (the old Nation site) on spec; but it should be noted that Opus hasn't yet officially announced its purchase of this property or its plans.
(The article also summarizes what's going on at Florida Rock, using some source materials that are hard to find anywhere other than here at JDLand. Note to reporters and other professionals using my site: yup, lots of stuff is posted here, and it's all free, but be a grownup and say where you found it.)
In addition, there's an ad in the print edition giving us our first peek at the Shalom Baranes design for 1100 South Capitol Street, Ruben Companies's planned 350,000 sq ft office building on the southeast corner of South Capitol and L. There's currently no timeline for development of this project.
The print edition also has a piece written by GSA about the US Department of Transportation completing its move to its new headquarters at New Jersey and M. It describes the HQ's interiors and exteriors, and mentions that this project is the largest lease ever executed in DC.

 

What a beautiful day! And with that weather, what luck that I had arranged some trips high up into a few of the tall buildings around the neighborhood to get new shots of the latest demolished lots and holes in the ground. I've uploaded these new pictures From Above and matched them with "before" shots on a whole slew of pages (you might have to scroll a bit to see the new pictures): Nation/1015 Half, the old Edge/Wet block on Square 699N, the North of M overview page, the Monument Half Street page (that's a biiiiig hole in the ground), the 100 M/Onyx on First page (where the construction on the Onyx end of the block is getting close to street level), 70/100 I Street, 909 New Jersey (showing the A1 garage all alone) and even the Stadium Construction Gallery (waaaaaay at the bottom, with a view from just a bit to the side of Dead Center Field, albeit four blocks away). I also created a new Overhead Photos page, showing all the ones I've posted on the site, grouped together by location. And I also created a special view with larger-than-usual pictures from today (don't miss it!), because it was so beautiful and you really could see forever from those high-up locations, and I wanted people to be able to see more than just little specks of buildings.
